Roof Restoration Preston: Bringing Older Roofs Back to Good Condition
What a roof restoration can include
- Slipped, cracked and missing slates or tiles replaced, matched to the roof.
- Ridge and hip tiles re-bedded and pointed.
- Lead flashing and valleys renewed where they've failed. See our leadwork page.
- Chimneys repointed, with new flaunching. See our chimney repairs page.
- Moss and debris cleared from the roof and gutters. See our moss removal page.
- Fascias, soffits and gutters repaired or replaced. See our roofline and exterior repairs page.
Restore or replace?
Restoration makes sense when the roof structure, battens and underlay are basically sound, and the problems are in the covering and details. If the battens are rotten, the felt has broken down, or slates or tiles are failing all over, restoration becomes a false economy and a new roof is better value.
| Restore when | Replace when |
|---|---|
| The structure is sound | Battens are rotten or the felt has failed |
| Problems are in specific areas | Slates or tiles are failing all over |
| Most slates or tiles are in good condition | Repairs keep failing in different places |
We'll look at your roof and tell you honestly which you need. If it's time for a new roof, see our roof replacement page.
How we approach a restoration
- Inspect the whole roof, including the loft where we can. See our roof inspections page.
- Agree what needs doing, and what can be left.
- Carry out the work, matching existing materials.
- Clear up and tell you how to keep the roof in good order.
Older and period homes
On older homes, restoring the original roof is often better than replacing it, as it keeps the character of the house. If your home is listed or in a conservation area, like-for-like repairs are usually expected. See our period property roofing page. Historic England has practical advice on maintaining and repairing an older home, including roofs.
Frequently asked questions
Is roof restoration cheaper than a new roof?
Usually, yes, as long as the roof structure is sound. We'll tell you if replacement would be better value.
How long will a restored roof last?
It depends on the condition of what's kept. We'll give you an honest view when we inspect.
Can you match old slates and tiles?
We match materials as closely as we can. On older roofs, an exact match isn't always possible, and we'll explain the options.
Do you restore chimneys too?
Yes. Chimney repointing, flaunching and lead flashing are often part of a restoration.
