Roof Inspections Preston: For Homeowners, Buyers and Landlords
Who a roof inspection is for
Homeowners
If you've noticed a damp patch, seen a slipped tile from the garden or haven't had the roof looked at for years, an inspection tells you where you stand before a small fault becomes an expensive one.
Buyers
A general survey may only look at the roof from the ground. If the survey flags the roof, or you're buying an older house, a roofer's inspection can tell you what work is needed before you commit.
Landlords
An inspection helps you plan roof work across your properties and deal with problems before tenants report leaks.
What we check
| Area | What we look for |
|---|---|
| Tiles and slates | Slipped, cracked, missing or worn |
| Ridges and hips | Loose tiles, cracked or missing mortar |
| Flashing | Lifted, cracked or badly fixed lead around chimneys, walls and roof windows |
| Chimneys | Worn pointing, cracked flaunching, loose pots, leaning stacks |
| Valleys | Blockages, worn or damaged linings |
| Flat roofs | Splits, blisters, failed joints and ponding water |
| Gutters and downpipes | Blockages, leaks, sagging and loose fixings |
| Loft, where we can | Signs of leaks, damp, daylight through the roof and the condition of the felt and timbers |
After the inspection
We'll explain what we found in plain English, and what we'd recommend: nothing at all, some roof maintenance, a roof repair or, if it's past repairing, a roof replacement. You decide what, if anything, to go ahead with.
Why not check it yourself?
Look from the ground, from a window or with binoculars, but don't climb onto the roof. The Health and Safety Executive advises treating every roof as fragile until a competent person has confirmed it isn't. Old roof lights and sheeting can give way without warning.
Frequently asked questions
Do I need a roof inspection when buying a house?
It's worth it if the survey raises concerns about the roof, or if the house is older and the roof hasn't obviously been replaced.
Do you check the loft as well?
Where we can get into it, yes. The loft often shows leaks and damp that can't be seen from outside.
Should I get my roof inspected after a storm?
Yes, if you've had high winds or heavy rain and are worried. Storm damage isn't always visible from the ground. If water is already coming in, see our emergency roof repairs.
Do you inspect commercial roofs?
Yes. See our commercial roofing page.
