Roof Leak Repairs Preston: Find the Cause, Fix It Properly
Why roof leaks are hard to find
Water rarely comes in where it shows up. It can enter at a cracked tile, run down the felt or along a timber, and appear on a ceiling some distance away. That's why patching the spot above the stain often doesn't work. We trace the leak back to its source.
Common causes of roof leaks
| Where | What goes wrong |
|---|---|
| Tiles and slates | Slipped, cracked or missing, letting rain under |
| Ridge tiles | Mortar cracked or washed out, so water gets in at the top of the roof |
| Flashing | Lead around chimneys, walls and roof windows lifted, cracked or badly fixed |
| Chimneys | Failed pointing or flaunching letting water into the stack |
| Valleys | Blocked or worn valleys where two roof slopes meet |
| Flat roofs | Splits, blisters or failed joints in the covering, or water ponding |
| Gutters | Blocked or broken gutters overflowing into walls and the roof edge |
Leak or condensation?
Not every damp patch is a roof leak. Condensation in a cold loft can drip and stain ceilings too, especially in winter. Signs of condensation include damp spread across the underside of the roof rather than at one point, and problems that come and go with the weather inside rather than with rain. We'll tell you which it is, so you don't pay for a roof repair you don't need.
How we fix a leak
- Find the source, inside the loft and on the roof.
- Repair the cause: replacing tiles or slates, re-bedding ridges, renewing lead flashing, repointing the chimney or repairing the flat roof.
- Check the area around it for anything else about to fail.
Why acting quickly matters
A small leak can soak insulation, rot roof timbers and damage plaster and decoration below. The longer it runs, the bigger the repair. For older homes, Historic England has practical advice on maintaining and repairing an older home, including roofs.

Frequently asked questions
How do you find a roof leak?
We check the roof and, where we can, the loft, looking for the point where water gets in rather than where it shows inside.
Can a leak come from the chimney?
Yes. Failed pointing, cracked flaunching or worn flashing around a chimney are common causes. See our chimney repairs.
Is it a leak or condensation?
Damp at one point that appears after rain usually means a leak. Damp spread across the loft, worse in cold weather, often means condensation. We'll tell you which.
Do you fix leaking flat roofs?
Yes. We repair and replace flat roofs, including felt, EPDM rubber and GRP fibreglass.
