Signs your fascias and soffits need replacing
- Rotten, soft or split timber boards.
- Peeling paint that keeps coming back.
- Gutters sagging because the fascia behind them has failed.
- Gaps or holes in the soffits, letting birds or pests in.
- Condensation or damp in the loft.
Why ventilation matters
Roof spaces need air moving through them to keep condensation down. Ventilated soffits let air into the roof space at the eaves. Without it, moisture from the house can condense in the loft and lead to damp and rot. Every soffit we fit is ventilated.
Fascias, soffits and gutters together
Because the gutters are fixed to the fascias, it usually makes sense to replace them together. It saves a second visit, and the new gutters are fitted to sound boards. See our roofline and exterior repairs page for everything we do along the roof edge. Historic England's advice on maintaining and repairing rainwater systems explains why keeping gutters working protects a building.

Frequently asked questions
Can you fit uPVC over my old fascias?
The boards behind should be checked first. Covering rotten boards hides the problem rather than fixing it.
Should I replace the gutters at the same time?
Often, yes. The gutters are fixed to the fascias, so replacing both together usually makes sense.
Do you fit timber fascias on older homes?
Yes. We fit timber fascias and soffits as well as uPVC.
Why are ventilated soffits important?
They let air into the roof space, which helps keep condensation down in the loft.
