Chimney Rebuilds Preston: Leaning and Crumbling Stacks Rebuilt

When a chimney stack is leaning, badly cracked or the bricks are crumbling, repointing won't save it. Rebuilding is the safe, lasting fix. North W Roofing carries out chimney rebuilds Preston homeowners and landlords can rely on, taking the stack down to sound brickwork and rebuilding it properly.

    When a chimney needs rebuilding

    • The stack is leaning or visibly out of line.
    • Large cracks run through the brickwork.
    • Bricks are crumbling, spalling or falling.
    • Pointing has failed so badly that the bricks are loose.
    • Repeated repairs haven't stopped damp coming through.

If the brickwork is sound and it's only the mortar, a cheaper repair may be enough. See roof and chimney pointing or chimney flaunching. We'll tell you honestly which you need.

How we rebuild a chimney stack

    1. Scaffolding and protection. Safe access, with the roof around the chimney protected.
    2. Take the stack down brick by brick to sound brickwork, usually down to the roofline or just below.
    3. Rebuild the stack, matching the bricks and style to the house as closely as we can.
    4. New flaunching and pots, set to throw water off the top.
    5. New lead flashing where the stack meets the roof. See our leadwork page.
    6. Make good the roof around the chimney and clear up.

    Before work starts

    Shared chimneys

On terraced and semi-detached houses, chimney stacks are often shared with the house next door. The government says you must tell your neighbours if you want to carry out building work near or on your shared property boundary. Talk to your neighbour early.

    Gas fires and boilers

If the chimney or flue serves a gas appliance, it should be checked by a Gas Safe registered engineer after the work. Tell us about any appliances when you book.

    Conservation areas and listed buildings

Chimneys are part of the character of older streets. In a conservation area or on a listed building, changing or removing a chimney can need permission, so check with your council. Rebuilding like for like is usually the right approach.

    Rebuild or remove?

If you no longer use the chimney, you might be thinking about removing the stack instead. Removing a stack can affect the structure and the neighbouring house, and may need permission. Ask us and we'll talk through the options.

    Frequently asked questions

How do I know if my chimney needs rebuilding?

A leaning stack, large cracks or crumbling bricks usually mean a rebuild. If it's only the mortar, repointing may be enough.

    Is a leaning chimney dangerous?

It can be. If you're worried bricks or pots could fall, keep people away from below it and call us.

Can you match the existing bricks?

We match the bricks and style to the house as closely as we can.

Do I need to tell my neighbour?

If the chimney is shared or on the boundary, yes. Talk to them early.
